HOW MUCH ARE THE ASSESSMENTS AND WHAT DO THEY COVER?
Assessments are $100 per month. Residents are mailed the draft annual budget each year, but may also obtain a copy of the ratified budget at any time by contacting the HOA. In summary, the assessments cover the landscaping contract and other landscaping costs, roof replacement and maintenance, administrative costs, community social events, the association's insurance policy, maintenance of the common areas, and more. Please be sure you check the association's maintenance responsibility chart to ensure you're aware of which maintenance items will be covered by the association and which will be your responsibility as the owner.
I'M BUYING A HOME IN THE COMMUNITY/ I'M A REALTOR. WHAT DO I NEED TO KNOW?
Realtors, please provide potential homeowners with the community's legal documents located on our documents page. The association's transfer fee is $45. To obtain proof of association insurance, you must contact the HOA's insurance agent: Daniel T. Crocker, Nationwide, 919-460-6145.
CAN I RENT OR BUY A HOME FROM YOU?
No, this site is for the homeowners association. We are not realtors and we do not rent homes in the community. To find homes that are for sale or for lease, please contact a realtor or rental agency. We'd be glad to have you as a neighbor!
I'M RENTING OUT MY HOME. WHAT ARE MY FIRST STEPS?
First, you must provide all tenants with a copy of the community legal documents (found on this website) and require in the lease that they abide by them. Also be sure the question of assessments is spelled out clearly in your lease. The association will be collecting the funds from you, the owner, so if your tenant is not paying, the association will not begin collections procedures with the tenant but with you. It is highly recommended that you pay the assessments directly and the tenant reimburse your (if that is your agreement) as part of the rent.
The second step is extremely important: you must contact the HOA and provide your absentee mailing address, your phone number/s, and your e-mail address/es. Then, you must provide the name of the tenant, the expiration date on your lease, and at least one method of contacting the tenant (e-mail or phone). You may also provide your rental property management's contact information if you are using such a service. It is your obligation to ensure that this information is always kept up to date with the association.
Also be aware that the owner will be held financially liable for any violations of the tenant. Per NC Statutes Chapter 47F, the association may fine you up to $100 per incident or per day that the violation exists. Therefore, ensuring your tenants know the rules and comply with them is essential.
WHAT'S THE SPEED LIMIT IN THE COMMUNITY?
The speed limit is 14. The streets are a bit narrow and pretty curvy, so anything over 14 is just not safe. In our neighborhood, you'll see neighbors jogging, biking, and walking dogs. It is your responsibility to ensure that you don't do anything that would endanger your neighbors!
If you see a neighbor consistently violating the speed limit, we encourage you to take one or more of the following actions: First and most importantly, notify the City of Raleigh police department. If you provide the license plate number or address, along with the car description and the time you usually see the neighbor, they will come to the neighborhood at that time. Secondly, speak to your neighbor. The community must work together. Meet your neighbors and speak in a calm and friendly way to them if they're doing something that upsets you.

The neighborhood's dog park is a fenced area for residents to take their dogs. It has cedar mulch, benches, and dog waste pick up stations with bags. It is the only area in the neighborhood where dogs do not need to be on a leash, although they should still have a collar with your contact information.

WHAT ARE THE DOG PARK RULES?
1) Dogs must NEVER be left unattended in the dog park.
2) You must pick up after your dog. Bags and trash bins are provided. This rule applies to the dog park and to the entire community.
3) Dogs must be on a leash until you're inside the dog park with the gate closed, and must be put back on the leash before you leave the dog park. Be careful not to let any other dogs out.
4) Your dog's collar should have your current phone numbers on it at all times.
5) If you notice any problems with the dog park (like a lack of bags or the mulch getting low), please contact us to let us know.
WHAT ABOUT PET RULES FOR THE REST OF THE COMMUNITY?
1) Dogs and cats are not allowed to be outside without being on a leash as per Wake County Animal Control laws. If you see a loose dog or cat, we recommend you call Animal Control.
2) Dog waste must always be picked up. It is illegal in Wake County to leave dog waste behind. Read more about the implications to our drinking water when dog waste is left behind in this article. Waste stations are provided in the dog park and in the courtyard with bags and trash bins for your convenience. The HOA receives calls reporting those who haven't picked up after their dogs, so if you're considering walking away or not picking up, remember that people are watching and they do not appreciate it!
3) Pets may not be left unattended on decks.
4) Pets may not be tethered or "tied out" at any time.
5) If dogs are barking incessantly, please notify Wake County Animal Control.
I'M OBTAINING AN INSURANCE POLICY. WHAT DO I NEED TO KNOW?
When working with your insurance agent, ensure he or she contacts the association's agent to obtain proof of association insurance: Daniel T. Crocker, Nationwide, 919-460-6145. In a recent newsletter, the association published a reminder note from Mr. Crocker after the association voted for the HOA to cover roof replacement. It stated:
“It should be understood that a claim for damage sustained to the roof is still to be covered by an owner’s HO-3 policy rather than by the funds of the association, as all the association is doing is collecting funds that will eventually be used to pay for a new roof. This will be done at the time the roof must be replaced due to the roof being worn out due to the natural aging process. It must be understood
by all owners that the association is NOT insuring the roof against loss from trees falling on the roof or hail damaging the roof or ALL other accidental losses that are covered by the owner’s HO-3 policy.”
I'M HAVING CABLE OR ANOTHER UTILITY INSTALLED. WHAT SHOULD I KNOW?
Please ensure your vendors take two steps: First, before digging or burying anything, they must call NC no cuts at 811 or visit their website here. Secondly, if your vendor is using cables or lines, they MUST be buried immediately. Cables left lying on the ground are dangerous to our landscapers. At best, the mowers will cut the lines and your service will be unavailable. The association is not responsible for repairing cut lines for unburied or improperly buried cables.
